What's a comparison rate?
A comparison rate folds the interest rate together with most fees and charges, so you can compare what loans actually cost. Comparison rates are calculated on a $150,000 loan over 25 years and apply only to the example given. Different loan amounts and terms will result in different comparison rates. Costs such as redraw fees or early repayment fees, and cost savings such as fee waivers, are not included and may influence the cost of the loan.

The interest rate is what the lender charges you on your loan balance. The comparison rate includes the interest rate plus most fees and charges, calculated on a $150,000 loan over 25 years. It gives a more accurate picture of the total cost, but may differ for your specific loan amount and term.
Key factors when choosing a home loan
- LVR (loan-to-value ratio) — Lower LVR tiers typically attract better rates. Borrowing less than 80% of the property value avoids Lenders Mortgage Insurance.
- Fixed vs variable — Fixed rates lock in repayments for 1–5 years. Variable rates can change with the RBA cash rate but often offer more flexibility.
